This Request for Proposal (“RFP”) is seeking responses from qualified property management firms that can provide continuous and uninterrupted property management services (the “Services”) for the State of Connecticut (“State”) Department of Administrative Services (“DAS”) locations identified below. The successful proposer will be awarded a five-year contract. a. The property located at 401 West Thames Street Norwich, CT (Uncas on Thames) is a campus with 299,807 gross square feet. It is comprised of 18 buildings and situated on 123 acres. The property consists of office and medical space, and long-term residential housing and multiple parking lots adjacent to each building with approximately 650 parking spaces in total. b. The property located at 240 Oral School Road, Groton, CT is a vacant campus situated on 120 acres. It is comprised of 7 large various types of buildings previously used for office space and residential schooling with 162,775 total gross square feet.
