1. All work shall be in accordance with this scope of work, attached product submittals or any substitutions approved by CCPRC, manufacturer data pages and the bid provided by contractor. 2. The Contractor shall maintain a safe and clean work area. The worksite shall be secured and cleaned up daily (paint, debris, equipment, etc.) 3. The Contractor shall protect the surrounding area including the water, boats, concrete pier, deck, railings, buildings, mechanical systems and vegetation. The contractor is responsible for returning site to existing conditions. 4. The Contractor is responsible for determining what permits are required for this scope of work and paying all fees and obtaining those permits in accordance with local ordinances. The contractor is responsible for scheduling and obtaining all required site and building inspections. 5. The contractor shall follow all applicable city, county, state and federal codes and regulations. 6. The Contractor is responsible for ensuring completed project meets or exceeds all standards and specifications in accordance with the Americans with Disabilities Act Accessibility Guidelines (ADAAG) and the 2010 Standards for Accessible Design. 7. The Contractor shall provide all labor, materials and equipment necessary to complete the project. 8. The Contractor is responsible for obtaining and verifying all measurements. 9. The Contractor shall a. Remove all signage and peripheral equipment from the exterior walls and roof of the 2 buildings and attached enclosures before pressure washing. b. Remove and dispose of satellite dish and metal mounting bracket above the HVAC units. Fill or patch all holes. c. Remove and dispose of exterior landing and handrail and staircase (the section from the landing to the ground). Fill or patch all holes. Care should be taken during removal to not damage building or attached enclosures, handrails, concrete and wood decking, utilities, or any other equipment or surfaces. The ladder from the landing to the roof should not be removed. d. Pressure wash the exterior of the 2 buildings and attached enclosures to remove loose paint, dirt, cobwebs, rust, mold and mildew. e. Perform surface prep. f. Scrape and sand any areas with loose, peeling or cracked paint. g. Fill holes, cracks and gaps with appropriate caulk or sealant and sand to create a smooth surface. h. Spot prime all rust. i. Replace all fasteners on the restroom building and adjacent enclosures with new stainless steel roofing or siding screws. Replace any failing fasteners on Ship’s Store building with stainless steel roofing or siding screws. j. Cover windows, doors, hardware and other surfaces that are not to be painted with drop cloths, sheeting, painters tape or equivalent. k. Using a brush or roller (no spraying allowed), apply specified products or approved substitutions to brick, metal siding, flat and angled roof, door and window trim, gutters, fascia, flashing, light fixtures, and other architectural details. Paint color and sheen to be provided by owner. Any product substitutions must be requested by Contractor and approved by CCPRC prior to bid submittal. l. Provide and install new exterior landing and stairs and handrails (from the landing to the ground) made of commercial grade anodized aluminum and rated for a minimum of 1000 pounds. Contractor shall provide CCPRC with cut sheets or design specifications for approval prior to installation. m. Remove and dispose of masking and protective materials. n. Install all signage (provided by CCPRC) and peripheral equipment to the buildings and roof with appropriate marine grade hardware after paint has dried. 10. Any damage done by the contractor will be the contractor's responsibility to repair and to match existing materials.
