The selected Firm will provide complete architectural services and coordinate required engineering and specialty consultants. Authorization to proceed for each phase will be in writing by the City. 3.1 Services by Phase i. Conceptual Design • Confirm program goals, adjacencies, and functional requirements based on DLR study and City input. • Evaluate existing conditions; identify constraints within historic context. • Provide concept alternatives, order‑of‑magnitude cost opinion, and phasing approach. ii. Schematic Design (SD) • Develop selected concept; define scope, scale, and relationships. • Preliminary code/ADA path‑of‑travel and accessibility strategies. • Preliminary systems narratives (MEP/FP/AV/IT/Acoustics/Lighting). • SD drawings and updated cost opinion. iii.
