2.1 Items Covered The contract shall include all parts, labor and material to periodically restore system to like-new operating conditions. All equipment shall be maintained according to manufactures recommendations by qualified licensed personnel. The Contractor shall provide the preventative maintenance and repair services to the following equipment: • Ice Rink Refrigeration System and floor • Rink Dehumidifier • Hot Water Boilers 2.2 Ice Rink Refrigeration System Monthly Duties • Check performance of all components • Check refrigerant charges of all systems • Check oil levels of all compressors • Verify refrigerant purity and non-condensable • Inspect for oil and refrigerant leaks, repair as needed • Inspect all system pumps and couplings • Inspect evaporative condenser • Inspect condensers • Tighten all electrical connections on equipment • Infrared test all panels and starters • Lubricate all motors and bearings • Change air filters in air handlers • Replace and/or adjust belts as required • Clean condensing coils as required • Clean evaporator coils as required • Adjust, inspect and calibrate all safety and operating controls • Check and record all pressure and temperatures • Furnish two (2) copies of a report detailing the condition of the mechanical equipment and identifying areas of concerns • Check and clean all valves • Check and lubricate all pumps • Check and clean all sensors • Check and adjust all pressure regulators • Check performance of evaporative condenser • Check performance of coalescing oil separator • Check and clean hot water coils • Check building control system and refrigerant monitors and calibrate • Ability to monitor system remotely and make necessary system changes 24hours/day required by building systems 2.3 Ice Rink Refrigeration System Yearly Duties • Yearly tear-down of compressors replacing parts and components necessary to return machines to manufactures specifications and to ensure maximum operating efficiency • Clean evaporative condenser • Spectrographic oil analysis on all compressors • Infrared inspection of electrical system • Furnish two (2) bound, typed copies of a complete report stating required and performed maintenance, complete with all sketches, drawings, materials and lists which will be submitted to the City of Brentwood 2.4 Rink Dehumidifier Preventative Maintenance • Monitor system operation, including the duct heater • Check blower and wheel motors • Verify heater operation • Verify wheel operation • Replace duct heater fuses • Replace air filters per manufactures specification
