During future phases of the development of the IPZ, UH intends to engage with the Selected Developer of Phase 1 to act as a Master Development Partner for the entirety of the IPZ. The success of the development of the IPZ requires a longerterm partner with experience in master planning, infrastructure, and comprehensive integration into existing educational campuses. The Selected Developer will have a unique opportunity to continue leading the development of the remainder of the 40-acre IPZ. This is a prime location for transformative growth, where the Master Developer will have the opportunity to continue expanding and managing a range of private development and site infrastructure projects. The Developer will assume the responsibility for building out this 40-acre IPZ and potentially oversee the development of future phases, including both commercial and research-focused spaces. While the University will negotiate future uses, they understand that the market will dictate these uses. At the same time, UH knows they are not looking for distribution centers or other private uses that cannot be connected to an academic purpose or mission. The IPZ will foster research and entrepreneurial activity, offering the Developer access to a thriving academic ecosystem and close ties with leading industry players in the City, County, and region. Beyond the initial Phase 1 development, the remaining 40 acres provide ample space for future growth and additional development opportunities. UH sees the campus as a thriving community creating a sense of future growth and purpose. The Developer will also be expected to identify opportunities that fit into a unified plan and will advance the institution’s goals and mission. The Developer will have the flexibility to create a dynamic, mixed-use environment that aligns with the vision of the University and the City’s long-term goals. As such, it is currently envisioned that no academic uses will be located in the IPZ.
