Annual Maintenance Contractor to provide full service annual inspection/maintenance by manufacturer maintenance guides. Must ensure system is operating at optimal energy efficiency per the manufacturer requirements for the systems. • Brush and clean evaporator tubes, annually (must include before and after images) • Brush and clean condenser tubes, annually (must include before and after images) • Maintenance records for each equipment and copies provided within 2 weeks of completion. • Leak Check • Check electrical connections • Check all safeties • Inspect crown sheet • Run oil pumps and log oil pressures • Take oil samples • Replace refrigerant driers • Check starter/clean starter • Start up and check chiller operations • Report to TSOM any repairs needed • Provide written report • Check purge unit operation • Check oil sump heater and thermostatic control. • Check other applicable oil system components including cooler, strainer and solenoid valves. • Clean water strainer(s) on oil cooler • Check vane operator / linkage for proper operation, calibrate as needed • Check refrigerant and oil levels. • Provide a complete oil analysis report
