1. The Contractor shall provide preventative maintenance services and on-call repairs to all make(s) and model(s) of elevators located at VSPHQ and the VSP Training Academy. All work shall be completed in accordance with published industry standards and applicable codes by qualified personnel trained/certified for the equipment. The resulting contract shall not be for the replacement of elevators. 2. The Contractor shall furnish all material, labor, supervision, tools, supplies, equipment, and incidentals necessary to provide examination and lubrication services, on-call repair services, adjustments, tests, part replacement, and any repairs necessary to keep all elevators in continuous use at the performance ability (speed, capacity, safety, and efficiency) original specified by the original equipment manufacturer (OEM). All inspections, testing, and maintenance shall be conducted in accordance with the recommendations of the Uniform Statewide Building Code. Only new OEM parts and manufacturers recommended lubricants shall be used. 3. All repairs, whether on-call, minor, or major, shall be performed on a Time and Material basis, at the hourly rate specified in the contract. Materials shall be billed at cost, and the Contractor shall submit copies of paid supplier invoice for all materials with each corresponding invoice to VSP. 4. The Contractor shall provide VSP with a dedicated on-call phone number to ensure 24- hour service, 365 days a year, including holidays. 5. The Contractor shall obtain and maintain all licenses, certifications, and permits required to perform the services specified herein. 6. The Contractor shall provide fully trained personnel who old a current journeyman’s or permanent mechanic license and have a minimum of four (4) years of experience within the last six (6) years in the maintenance and operation of elevator systems similar to those at VSP Headquarters and the Training Academy. All personnel must be licensed to work in the Commonwealth of Virginia. Upon request, the contractor shall provide documentation of technician qualifications. VSP reserves the right to reject any service personnel deemed unqualified, at its sole discretion. 7. Throughout the term of the contract, the Contractor shall maintain all necessary diagnostic equipment and an adequate inventory of spare parts to ensure the full functionality, testing, repair, adjustment, and reprogramming of each elevator system. 8. The Contractor shall be responsible for maintaining all components and systems currently installed on each elevator.
