The City of Asheville, North Carolina is seeking Statements of Qualifications (SOQ) for Fundamental and Enhanced Commissioning Services for the new Fire Station 9 project–including mechanical, electrical, plumbing, building envelope, photovoltaic and LEED. The scope of services may include, but is not limited to: ● Pre-Construction: ○ Pre-construction coordination with LEED consultant, AOR and CMAR ○ Assist Owner with development of the Owner’s Project Requirements (OPR) ○ Assist Owner with development of the Basis of Design (BOD) ○ Development of commissioning plan, schedule, and specifications ○ Plan and spec reviews during DD and CD designs ● Construction ○ Contractor kick-off ○ Submittal Reviews ○ Site Visits ○ Equipment Start-up and Functional Testing ○ Deficiency Logs ● Close-Out ○ Final Commissioning Report ○ Document User Training ○ Seasonal Testing Plan ○ Develop Continuing Commissioning Plan ○ Perform 10-month warranty review The statement of qualifications should highlight experience and proficiency in the following areas: ● Fire station commissioning and systems ● LEED Gold design ● Construction Manager at Risk (CMAR) projects ● Methods for collecting pre-functional checklists
