The selected consultant will document the current and historic operations of the Subject Property; provide lists of hazardous substances/waste stored and/or generated at the Subject Property; and summarize Community Right-to-Know surveys that exist for the facility. The selected consultant will also provide a summary of sanitary and industrial wastewater discharges that originate at the Subject Property; and conduct a thorough site inspection to identify any potential areas of concern (AOCs) that might exist. The selected consultant will prepare a PA Report in accordance with NJAC 7:26E-3.1 and NJDEP’s Preliminary Assessment Technical Guidance. As part of the Report, the selected consultant will prepare a graphic illustrating the location of each AOC identified. In the event that additional investigation is warranted for the AOC(s) identified, the selected consultant will notify the client and develop an additional scope of services to investigate/ address same. The selected consultant will coordinate, correspond and attend meetings and conference calls with the Client’s representatives and consultants, contractors, and Municipal/ County/ State review professionals to resolve potential issues relating to the applicable regulatory matters. The services performed under this task will be invoiced on a time and material (T&M) basis according to the prevailing hourly rates as provided in the Standard Fee Schedule.
