Contractor shall service and maintain, in fullaccordance with the terms of this Bid and these Specifications, the building elevators at the locations specified by the Authority. The scope of work shall include, but not be limited to: • Keeping the elevators in safe operating condition 365 days a year, 24 hours per day. • Providing monthly inspection. • Providing maintenance and replacement of parts and equipment as herein specified. •Maintaining and submitting to the Authority a monthly elevator inspection service record which reveals the condition of the elevators and recommended upgrade, or repairs needed. Email report to the Director of Maintenance with list of all equipment deficiencies at time of service and list equipment repairs or requiring future repairs. • Ensuring that Operating Certificate\Permit is current at all times. •Providing tests for any insurance company, city, state, or government agency, which has jurisdiction over the elevator. • Maintaining the elevator machine room, main controller, overhead equipment, the top of the elevators, brakes, ropes, pit equipment, replacement of pit lights, elevator light fixture/s, phones, door lifts and guides, door contacts, well way equipment and any other major components of the elevator. Insure they are carefully serviced, kept clean, free of dust and other debris, and adjusted on a monthly basis. • Coordinating with the SHA an agreed to schedule for monthly service at the SHA's discretion. •The Contractor is required to email a monthly inspection report and list any defaults at the time of the monthly inspection to each elevator, twelve times within a 365-day period. Monthly inspection\maintenance not done will result in nonpayment for the Monthly visit. Failure to perform the monthly visits on all elevators may be considered a breach of contract. •When requested by the Contractor, the Authority will provide a grounds person to accompany the maintenance mechanic at each development for scheduled maintenance visits. During night, weekend, or SHA holiday call back work, the Authority will provide a SHA employee to accompany elevator service personnel when conditions warrant. •Should any work require more than one elevator licensed mechanic/technician, the Contractor shall request approval from the 1. SHA prior to proceeding with work.
