1. The removal of an existing elevated exterior concrete slab and railing at the east side of the property. The concrete slab is the ceiling of the exterior accessible entrance. A new reinforced concrete slab and guardrail will be installed in its place. 2. The accessible exterior entrance tunnel walls and floor will be cleaned. Patch parging at tunnel walls. Exterior lighting will be added. Underside of the new reinforced concrete slab (ceiling) will be painted. Existing concrete floor slab will be cleaned and stained. The tunnel walls will be primed and painted. 3. Removal of the existing east areaway retaining walls, areaway slab, guardrail and concrete sidewalk adjacent to the areaway retaining walls. New concrete areaway retaining walls and slab will be constructed to replace the demolished walls and slab. In slab drain and grate added to connect to existing subsurface drainage. Modifications to adjacent grade to improve site drainage. Regrading and seed at any disturbed earth. New guardrail installed. 4. Removal of existing granite retaining walls at the west areaway and floor slab and stairs. A concrete wall will be installed in the location behind the existing granite walls. Existing granite walls will be reinstalled and pinned to the new concrete wall. New stairs and handrails will be installed. Existing guardrails will be removed and replaced with new galvanized metal guardrails. Modifications to existing grade. In slab drain and grate added to connect to existing subsurface drainage. Regrading and seed any disturbed areas of earth. 5. Cleaning of all existing granite at the exterior building façade. 6. Installation of new perforated drainpipes and connection to existing subsurface drainage.
