The Contractor shall furnish total/full maintenance for domestic hot water boilers including fireside cleaning and materials covered under this contract as indicated below: Annual Maintenance shall be performed to include, but not be limited to, the following: Secure boiler, incorporating all aspects of lockout, tag-out procedures. Perform all manufacturer’s recommended service and maintenance. Check, calibrate boiler temperature/pressure gauge. Clean and inspect all control wiring and terminals, tighten as required. Check for leaks on all gas valve and pressure regulators. Check all vent lines for connection, leaks and obstruction. Test all safety and operating controls, calibrate as required. Annual Testing shall be performed to include, but not be limited to, the following: Fire boiler per manufacturer’s recommendations. Verify correct operation of gas valves. Test gas pressure. Test all safety and operating controls, calibrate as required. Test flame failure control for positive shut-off upon loss of flame. Test water pressure safety/relief valve for correct relief setting and positive seal. Observe burner flame. Test and adjust fuel pressure or volume regulating valve cam as required. Test and adjust stack draft per manufacturer’s recommendations. Perform O² and CO² combustion efficiency tests. Check stack discharge temperature and adjust for maximum efficiency. Check JCVCC Log with operator; discuss operation of boiler in general. Clock gas meter to determine fuel volume when over or under firing is suspected. Report any uncorrected deficiencies noted to the JCVCC Contract Manager or designee. Operating Maintenance and Inspection shall be performed to include, but not be limited to, the following: Observe burner flame. Observe boiler operation through one (1) complete cycle. Check operating water pressures. Check operating boiler temperatures. Log all operation conditions. Review findings with designated JCVCC’s Contract Manager or designee.
