1. The Professional shall furnish all labor, materials, tools, equipment, supervision, services, incidentals, and related items necessary to complete the generators and pumps maintenance and repair services and work including, but not limited to, the following routine preventive maintenance. i. Quarterly Maintenance and Repair Services Per Emergency Power Supply System (EPSS) ii. Semi-Annual Maintenance and Repair Services Per Emergency Power Supply System (EPSS) iii. Annual Maintenance and Repair Services Per Emergency Power Supply System (EPSS) 2. Emergency generators and associated pumps tested and maintained shall be in accordance with National Fire Protection Association – NFPA 110 (2013 Edition or latest edition), Standard for Emergency and Standby Power, and the National Electrical Code (NEC) 2008 (or latest edition). The Professional shall be responsible to maintain EPSS to ensure the system operates as a safe and reliable source of electric power. The Professional shall provide the following in compliance with NFPA 110 and Original Equipment Manufacturer (OEM) for the same. These are minimum requirements and in all cases the Professional is responsible to provide the amount of time per device necessary to complete all tasks. i. EPSS Maintenance Schedule: Schedule shall include system components and conditions (as applicable) but not limited to the fuel; lubrication system; cooling system; exhaust system; battery system; electrical system; prime mover; generator; general conditions (vibration, leakage, noise, temperature or deterioration, service room and housekeeping); restore system to automatic operation condition; indicate frequency and hours. ii. EPSS Maintenance Log: Log shall include system components and conditions (as applicable) but not limited to the fuel; lubrication system; cooling system; exhaust system; battery system; electrical system; prime mover; generator; general conditions (vibration, leakage, noise, temperature or deterioration, service room and housekeeping); restore system to automatic operation condition; indicate frequency and hours. iii. EPSS Operation and Testing Log: Operation and Testing Log shall include appropriate readings for itemized procedures (as applicable), but not limited to the maintenance schedule; RTM; power fail; T/D start; crank time; transfer; ac voltage, Hz, ac amperage, ac kW; oil pressure, dc amperage; W/A temp.; restore normal; oil pressure, dc amperage, W/A temp., ac voltage, Hz, ac amperage, ac kW; T/D retransfer; T/D stop; auto mode; and comments and findings. 3. The Professional shall formulate its proposed schedule for the forthcoming month and/or quarter incorporating the "minimum" preventive maintenance requirements specified herein for all units. The schedule shall consist of the anticipated "out of service" times for each unit and the procedure to be performed. Deviations from this master schedule as desired by the Professional or mandated by other building and equipment conditions shall be reported to CUNY for approval. When conditions warrant or CUNY requests a revised schedule be submitted for the balance of the year, the Professional shall prepare the same incorporating the record history of preventive maintenance procedures accomplished prior to the revision. 4. Prior to commencement of each site visit, the Professional shall obtain a list of complaints or other recorded problems from the management representative for building services. Corrective actions shall be implemented based on the severity of the complaint, required extra work repairs and scheduled maintenance procedures as approved by CUNY. Prior to leaving each site visit, the Professional shall review with CUNY the corrective action taken on each item. The Professional shall provide a written report when requested. 5. The Professional shall assign a manager representative(s) who shall be in charge of all Professional personnel and services provided under this Project. The manager(s) shall have the overall responsibility on a 24- hour, seven days per week basis.
