GENERAL SPECIFICATIONS; I. SCOPE: Elevator Maintenance shall consist of monthly examinations and maintenance that will include: i. Necessary minor adjustments. ii. Cleaning and oiling machines, motors and controllers. iii. Greasing of bearings and hoist-way equipment where needed. iv. Cleaning of machine room and pit. v. State required annual safety test and fire service check sheet and onsite log completed. vi. Monthly reports must accompany all invoices. II. MONTHLY INSPECTIONS: Monthly examinations shall include the following: a. Inside the Car: i. Examine the position indicator lights and replace any burned out lights. ii. Operate the elevator going up and down and check the leveling accuracy, acceleration and deceleration. Make any adjustments deemed necessary. iii. Check to make sure that the door moves smoothly and does not slam or bounce. iv. Make sure the door restrictor operates properly and make any necessary repairs. v. Monthly emergency phone testing. b. Outside the Car: i. Check the hall stations and lights and replace any burned out lights. ii. Inspect the door panel and clearances. c. Machine Room: i. Make sure the machine room does not contain any material unrelated to the elevator. ii. Check components for leaks, unusual vibration or wear. iii. Inspect electrical components for evidence of overheating or failure. iv. Lubricate components if necessary. v. Check the oil level. vi. Make any necessary adjustments or schedule follow-up service. d. Top of Car: i. Check that the stop switch and inspection station function properly. ii. Remove any debris from the top of the car. iii. Inspect any visible components, including rollers, guide rails and leveling devices. iv. Check the traveling cables for wear and inspect connections. v. Inspect the door operator and its components. vi. Check the hoist-way for evidence of rodents, fire safety and vandalism. vii. Lubricate components if necessary. e. Pit: i. Make sure that the stop switch, lights and GFI outlet function properly. ii. Clean the pit and check for signs of leaks. iii. Inspect the spring buffers for signs of corrosion, alignment and secure attachment. iv. Inspect all visible components, including rollers, guide rails, safeties and switches. v. Check the travel cable for wear, pinches and snags. vi. Make sure the sump pump is clean and operating correctly. III. TESTS AND REQUIREMENTS; a. Safety Test; i. Perform State required annual safety test and fire service. b. Log; i. The elevator mechanic must fill out a log and note any observations, problems and recommendations following each inspection at each location. ii. A copy of the logs will be emailed to a designated County representative.
