Mitsubishi Split Systems: Replace/wash air filters, inspect evaporator and condenser coils (brush down as necessary), clean and inspect drain pan and condensate line, inspect motors and blowers (lubricate as needed), check electrical connections (tighten as necessary), inspect contactors, test operation of compressor checking operating pressures, check motor amps and note temperature change across unit (Delta T). Replace air filter and wash condenser coils with water. Replace air filters and visual inspection of unit for proper operation. Spring Summer Spring and Fall Boiler: Inspect and clean heat exchanger, brush and vacuum flue passages, inspect electrodes and draw assembly, check gas pressure, test boiler efficiency, test safety controls and inspect electrical connections (tighten as needed). Fall Spring Circulator Pumps: Inspect shaft coupler, check motor bearings (lubricate as needed), inspect electrical connection (tighten as needed), check motor amps and volts. Fall Exhaust Fan: Inspect belt, inspect sheaves, inspect bearings (lubricate as needed), inspect motor bearings (lubricate as needed), inspect electrical connections (tighten as needed) and record motor amps. Change belt. Spring and Fall Spring Unit Heater: Check fan motor and heat exchanger condition and check thermostat. Fall Energy Recovery Units: Wash air filters, inspect motor bearings (lubricate as needed), inspect electrical connections (tighten as needed), record motor amps, clean filter grills and clean unit.
