The Chicago Housing Authority is seeking a qualified HVAC company to provide preventative maintenance and repairs to our existing commercial equipment at our non-residential locations. The Selected Respondent must be an HVAC specialist with competence and experience with a variety of HVAC equipment and automation systems. We need routine preventative maintenance and repairs as required per location. Expected service levels shall be but not limited to: • Perform seasonal heating startup; • Perform seasonal cooling startup; • Refrigerant Management; • Operating Inspections; • Comprehensive operating inspection; and • Perform routine preventative maintenance. Non-Residential Locations: • Altgeld Family Resource Center – 955 E. 131st Street, Chicago, IL 60627 • Charles A. Hayes – 4859 South Wabash, Chicago, IL 60615 • Pope Building – 1852 S. Albany Street, Chicago, IL 60623; Performance of Work • Services to be performed by certified and trained HVAC technicians • Contractor must comply with all applicable safety, environmental, and regulatory requirements • Emergency response within 24 hours • Contractor is responsible for clean-up after each service visit; Bi-Annual Preventative Maintenance • Check and replace air filters as necessary • Inspect belts and pulleys for cracks, tension, and wear; adjust/replace if needed • Inspect refrigerant lines and insulation • Check thermostat operations and settings • Inspect condensate drain lines and pans; clean as required • Inspect and tighten electrical connections • Inspect and clean evaporator and condenser coils • Check system pressures and temperatures • Inspect and test safety controls • Check and test defrost controls (heat pumps) • Verify correct refrigerant charge • Perform combustion analysis (for gas heating systems) • Check and calibrate thermostats and sensors • Lubricate bearings where applicable • Inspect cabinet and access panels for damage or corrosion. • Look for oil stains or leaks • Inspect vibration insulation. • Check for possible corrosion • Confirm building automation system communication at the end of each service • Provide detailed maintenance reports after each visit.
