Main Roof (Currently Torch Down System) 1. Tear off and remove two (2) layers of the existing roofing system down to the metal deck. 2. Install new ISO insulation to meet R-25 (4.5") requirements. 3. Install a new 60 MIL TPO roofing system, meeting all manufacturer warranty requirements. 4. Reflash all HVAC curbs, exhausts, roof hatches, and pipe penetrations per manufacturer’s warranty requirements. 5. Install new cleated TPO drip edge on rear of main roof feeding into existing gutter system. 6. Install new cleated 24-gauge Kynar-coated coping metal at all parapet walls, including membrane under the metal. o Color: Dark Bronze (or stock manufacturer-specified color). Secondary Roof (Currently Single Ply Membrane) 1. Tear off and remove single layer of existing roofing system down to the metal deck. 2. Install new ISO insulation to meet R-25 (4.5") requirements. 3. Install a new 60 MIL TPO roofing system, meeting all manufacturer warranty requirements. 4. Reflash all HVAC curbs, exhausts, roof hatches, and pipe penetrations per manufacturer’s warranty requirements. 5. Install new scupper inserts and drains to ensure proper roof drainage. 6. Install new cleated 24-gauge Kynar-coated coping metal at all parapet walls, including membrane under the metal. o Color: Dark Bronze (or stock manufacturer-specified color).
