The Consultant may provide multidisciplinary design services for major maintenance and repairs; building repairs and replacement; and individual, annually appropriated stand-alone capital projects; which may include, but are not limited to: 1. Building and zoning code studies or reports that analyze existing problems and issues, making recommendations for resolution of those problems, and cost estimating for development costs and ongoing operational budget impacts. 2. Site infrastructure repairs and replacements to utilities, gas services, fire water supply systems, storm water drainage and/or retention systems, domestic water, sanitary sewer, and parking lot storm water runoff control. 3. Hard landscape repairs and replacements for sidewalks, entrance plazas, waterproofing systems, parking lots, access ramps, pedestrian paving, curbs, gutters, catch basins, and drainage piping. 4. Tenant improvements including architectural, structural, mechanical, electrical, data, and communication design. 5. Interior finishes and system repairs and replacements including, but not limited to flooring, doors and frames, hardware, wall partitions and finishes, and ceiling systems. 6. Forensic investigations and reports, including destructive and non-destructive testing. 7. Acoustical investigation, design, and implementation of noise mitigation and acoustic confidentiality strategies for courtrooms, jury rooms, open office areas, executive offices, and other acoustically sensitive areas. 8. Restroom repairs and replacements including fixtures, piping, finishes, toilet accessories, partitions replacements, appropriate signage, and Americans with Disabilities Act (ADA) compliance. 9. Historic preservation projects involving preservation, rehabilitation, and restoration of exterior or interior spaces and elements. Provide graphic and written documentation as required to the King County Historic Preservation Office and Landmarks Commission. 10. Energy efficiency improvements. 11. Leadership in Energy and Environmental Design (LEED) certification. 12. Mechanical equipment repairs and replacements for boilers, air handling units, variable air volume (VAV) boxes, fan coil units, unit heaters, heat exchangers, terminal units, and all other components of a complete mechanical system. 13. Retro-commissioning, mechanical, electrical, and plumbing (MEP) controls system repairs, replacements, and reprogramming.
