GENERAL CONTRACTING SERVICES a. Mechanical/HVAC System Work. As-needed mechanical work may include the following: i. In the event of failure or malfunction, the contractor will be responsible for performing any necessary engineering investigations to determine the root of the mechanical system failure. ii. Develop detailed scopes of work to remedy mechanical system issues for review and approval of the Owner. iii. Perform mechanical system repairs and improvements for all types of mechanical systems including but not limited to, HVAC systems, Boilers, Make-up Units, AirHandlers, VAV’s, Pool Equipment systems, Cooling/water tower systems, all associated support equipment such as pumps, valves, motors, piping and ductwork, controls and remedy of code violations. iv. Provide additional mechanical system work or services as requested by the Owner that are not specified above, but deemed necessary for the proper operation of the City’s mechanical equipment inventory to include but not limited to: 1. Potential water treatment for the systems 2. Seasonal start-ups 3. Scheduled and preventative maintenance 4. Perform preventative maintenance on all major H.V.A.C. equipment and control systems with written reports. 5. Perform annual CSD-1 on steam and hot water boilers with a registered State of Michigan boiler license number 6. Provide a safety program and procedures that our company follows, and all company safety personnel must have completed OSHA Safety 30. b. Electrical System Work. As-needed electrical work may include the following: i.
