The Contractor must provide: Park Master Plan (PMP) and Design Guidelines (including master plan concept for Upper and Lower Rosslyn facilities) which provide for an approximately 7,000 sq. ft. Upper Rosslyn accessory facility and 14,000 sq. ft. Lower Rosslyn boathouse facility. This also includes but is not limited to: 1. Providing concepts which address site area pedestrian connectivity (including existing and new trail connectivity), necessary emergency vehicular access, as well as associated geotechnical, archeological and hydrological studies. 2. Designing a path that would link the rigging area/apron of the Lower Rosslyn boathouse facility to a 300-foot-long floating dock for launching rowing shells and other paddlecraft. Designing a new 300-foot-long access lane for emergency vehicles to be located on the Lower Rosslyn site. Providing for cartop access and soft launch points for paddlecraft at Riverside Park and Roaches Run Waterfowl Sanctuary. 3. Program of architectural requirements (use program and approximate sizes of those uses, external views, internal and external massing diagrams of the various building components for both the Lower and Upper Rosslyn facilities).
