The Contractor shall include but not be limited to the below listed items as the start point for preventive maintenance and as applicable to each piece of equipment: a. Lubricate bearings as applicable; b. Clean permanent filters and replace disposable air filters (high efficiency pleated filters – minimum efficiency /MERV 8); Replacement of disposable filters may be executed under the provisions of the On-Call (Time & Material) part of the contract. Contractor shall submit copy of Distributors invoice to include the cost of filter(s) for payment. After initial assessment Contractor shall bring filters(s) to preventative maintenance scheduled visits for replacement. c. Inspect all shafts and pulleys. Replace belts and adjust tension as needed. Replacement of Belts(s) may be executed under the provision of the ON-Call (Time and Material ) section of the contract. Contractor shall submit copy of distributors invoice to include the cost of belts for payment. After initial assessment, Contractor shall bring belt(s) to preventative maintenance scheduled visits for replacement ; d. Check drain pan and drain line. Ensure that piping is intact and functioning properly. Clean the drain pan and clear piping by suction; e. Check condition of evaporator and condenser coils (clean if required) (send photo pre and post cleaning with service ticket) ; f. Check refrigerant charge, if issue exists; g. Check thermostat and controls, and adjust if required; h. Check and tighten electrical connections. Replace worn or frayed connectors and wire; i. Check gas or oil burner(s) and adjust if necessary; j. Check economizer(s) and adjust if required; k. Check and clean humidifier(s) if present; l. Ventilation Fans: Verify functionality. Clean fan blades if needed; m. As applicable, Check dampers, linkages, and actuators for condition and proper operation (semi-annually). n. Annually, Contractor shall check BAS (Building Automation System) to ensure proper operation. If the BAS system is determined not functioning correctly, advise CA to contact BAS contractor for repair service.
