The Contractor must render semi-annual maintenance services on equipment during regular business hours 7:00 AM until 3:30 PM, Monday through Friday. The Contractor must submit a semi-annual maintenance schedule for each overhead door identified. Maintenance will include but is not limited to the following: 1. Test, Balance, and Level doors without an opener attached to the door. 2. Check for worn parts and cables. 3. Check for worn belts on openers. 4. Secure and tape all key-ways on Torsion Systems. 5. Lubricate all bearings, tracks, guides, springs, rollers, and hinges. 6. Balance torsion springs as needed. 7. Check the function of all safety sensors, clutches, and reverse mechanisms to ensure that they are working properly. 8. Inspect and tighten all bolts, nuts, lags, and fasteners. 9. Inspect all mountings for doors and openers.
