Respondents should demonstrate a commitment to high quality design and improvements. Development plans must include the redevelopment of the Property in its entirety and incorporate the Respondent's vision for the highest and best use of the Property. Development concepts should describe how the Project is context-sensitive, including how it will interface with surrounding amenities and mitigate or manage community and environmental impacts or create community and environmental enhancements. The narrative should emphasize key opportunities and challenges anticipated in connection with the Project, including physical aspects, market-related, operational, financial, community-related or others, and resolution of the anticipated challenges.
