The Contractor, who is a Virginia contractor’s licensed class A or B, shall furnish all necessary labor, supervision, transportation, equipment, tools, materials, supplies and incidentals as required to satisfactorily repair, replace, and install all sizes of commercial overhead doors on an on-call, as needed basis to any VDOT facility located within the VDOT Staunton District. Currently, there are approximately 179 overhead doors in service in the Staunton District with a size range from seven (7) feet to thirty (30) feet high and up to twenty (20) feet wide. There are sectional and coiling type doors and construction materials may include wood, steel, fiberglass, and aluminum with various operating mechanisms and related equipment. Some doors are equipped with electronic automatic openers. Refer to Attachment J– List of Existing Doors. 1. TYPICAL FACILITIES WHERE WORK WILL BE PERFORMED: Facilities where work will be performed shall consist of, but not be limited to, office buildings, equipment storage buildings, equipment shops, chemical storage buildings, and material storage buildings. See Attachment J for a list of existing overhead doors throughout the Staunton District. 2. EXAMPLES OF SERVICES: Examples of services that may be requested within the contract shall include, but not be limited to: a. Preventative Maintenance Services shall require at a minimum the following: Inspection of all electrical connections, check cables for correct tension and possible wear and adjust or replace as needed, check safety switches and adjust or replace if needed, check motor for correct operation, check mechanical connections for correct torque, inspect all seals and gaskets on and around the doors for damage and replace as needed, clean door roller tracks and lubricate moving parts as recommended by the manufacturer. If electrical issues need to be addressed, this will be done by a separate Contractor. b. Repair services as necessary to panels, tracks, cables, rails, rollers, hinges, chain hoist drivers, hardware, motorized operators, tension and torsion springs, weather stripping, doorjambs, push button stations, key switches, etc. c. The Installation of new and replacement of existing overhead doors and associated components shall be done with commercial grade doors requested and approved by the VDOT Contract Administrator. 3. WORK PERFORMED UNDER THIS CONTRACT: It is understood that the work to be performed under this contract will be non-capital outlay projects and shall not require the services of an architect, engineer, or consultant, and that the work required can be done as a result of routine field survey by the Contractor, examinations of written information and simple sketches and diagrams briefly describing VDOT’s needs and building blueprints, if necessary. However, if upon completion of the site investigation of the requested work, the Contractor determines the scope of work in response to VDOT’s request requires the services of an architect, engineer, or consultant, then the Contractor shall notify the VDOT Contract Administrator or designee of the work requested that cannot be accomplished under this contract.
