• Initial Preconstruction Phase o Define preliminary schedule and scope for each phase. o Jointly develop AIA Trade Specifications and any other Contract documents necessary to control the work. • Phase 1A Sitework o Provide selective clearing and demolition for a site of approximately two (2) acres. o Construction of site drainage and utilities systems. Utility systems may include, but are not limited to, potable water, gravity sewer, force main and associated lift stations, communications, and/or electrical. Drainage systems may include, but are not limited to, stormwater pipes, drainage structures, culverts, catch basis, stormwater ponds, weirs, and any other infrastructure necessary to provide drainage on the site. o Construction of asphalt and/or concrete roadway, parking, and storage areas. o Installation of new landscape, hardscape, and irrigation. o Construction of site lighting. • Phase 1B Sitework o Provide selective clearing and demolition for a site of approximately 10 acres. o Construction of site drainage and utilities systems. Utility systems include, but are not limited to, potable water, gravity sewer, force main and associated lift stations, communications, and/or electrical. Drainage systems include, but are not limited to, stormwater pipes, drainage structures, culverts, catch basis, stormwater ponds, weirs, and any other infrastructure necessary to provide drainage on the site. o Construction of asphalt and/or concrete roadway, parking, and storage areas. o Installation of new landscape, hardscape, and irrigation. o Construction of site lighting • Phase 1B Buildings o Design and Construction of a new 20,000 SF pre-engineered metal building (PEMB). o Construction of 1,000 SF fire water pumping station. o Construct necessary mechanical, electrical, plumbing, drainage, and any other support systems necessary for the function of the buildings in this phase. • Phase 2 Sitework o Provide selective clearing and demolition on approximately 50 acres of the site. o Construction of site drainage and utilities systems. Utility systems include, but are not limited to, potable water, gravity sewer, force main and associated lift stations, communications, and/or electrical. Drainage systems include, but are not limited to, stormwater pipes, drainage structures, culverts, catch basis, stormwater ponds, weirs, and any other infrastructure necessary to provide drainage on the site. o Construction of asphalt and/or concrete roadway, parking, and storage areas. o Installation of new landscape, hardscape, and irrigation. • Phase 2 Buildings o Construction and design of nine (9) PEMBs, each 20,000 SF. o Construct necessary mechanical, electrical, plumbing, drainage, and any other support systems necessary for the function of the buildings in this phase. • Phase 3 Sitework o Provide selective site clearing and demolition for a 3.9-acre site. o Construction of site drainage and utilities systems. Utility systems include, but are not limited to, potable water, gravity sewer, force main and associated lift stations, communications, and/or electrical. Drainage systems include, but are not limited to, stormwater pipes, drainage structures, culverts, catch basis, stormwater ponds, weirs, and any other infrastructure necessary to provide drainage on the site. o Construction of asphalt parking lot, sidewalks and loading dock. o Installation of new landscape, hardscape, and irrigation. • Phase 3 Building o Construction of new four-story, 66,800 SF building designed to withstand 150 MPH winds. o Construct necessary mechanical, electrical, plumbing, drainage, and any other support systems necessary for the function of the buildings in this phase. o Install back-up generator able to accommodate 50% of the building electrical loads. • (Optional) Phase 4 Sitework o Provide selective clearing and demolition for approximately 20 acres of the site. o Construction of site drainage and utilities systems.
