Vendor will provide full coverage monthly preventative maintenance services, for the elevators listed in Section 1.2.4. which includes all labor, material, and equipment necessary to provide a high quality preventative maintenance program. The preventative maintenance program shall be coordinated and approved in writing by the Facility Manager or designee. Vendor shall perform all services on the premises, unless the Facility Manager or designee approves a major repair that requires removal to the Vendor’s facility. Such approval will be in writing. Vendor will be responsible for general and emergency repairs, replacements, and services to the elevators that are required, outside the monthly preventative maintenance services, on a time and materials basis. Vendor shall make monthly inspections of the units at the location and provide an inspection checklist to the Facility Manager or designee. Vendor shall bill the preventative maintenance services per the monthly amount and the Non-Maintainable repairs or replacements will be billed on a labor and materials basis, with the labor hours split out into straight and overtime hours and all materials billed at Vendor’s cost. Vendor shall include the furnishing of labor, material, and equipment necessary to provide a high-quality preventative maintenance program and accomplishment of all general and emergency repairs, replacements, and services to the elevators and escalator listed above. The preventative maintenance program shall be coordinated and approved in writing by the Facility Manager or designee.
