The scope of this project is for the services of an engineering firm to develop construction documents for the replacement of the existing six (6) Air Handling Units (AHUs) in the Courthouse West Wing penthouse, and Fan Coil Units (FCUs) throughout the three (3) floors of the West Wing. The designated location is as follows: • Courthouse – 71 Monument St., Freehold NJ 07728; The existing Courthouse west wing AHUs are all located inside the penthouse at the roof level of the courthouse and exceed their life expectancy. One of the six AHUs is a 100% outside air unit that serves multiple floors where FCU’s are located. There are eleven (11) FCUs on the 1st floor, eighteen (18) FCUs on the 2nd floor, and twenty-three (23) FCUs on the 3rd floor. Most of the FCU’s are located along the windows of the car park in the well area of the courthouse. The FCUs are a two-pipe system. The FCUs wall mounted controls/thermostats do not work properly. The work includes evaluating the size of the AHUs and FCUs and associated equipment such as pumps and controls to ensure that the replacement equipment will meet the existing cooling load, water flow, outside air requirements, and energy efficiency. The equipment controls are to be compatible with the existing control system. The most recent Energy Code and ASHRAE standards are to be followed. If necessary new concrete pads, vibration isolation, and steel platforms are to be included in the design. New piping, pumps, valves, electrical service, controls, thermal insulation, piping, ductwork, valves, and enhanced mechanical room lighting are to be included. The ability to remove the existing AHUs and equipment and install the new AHUs using a crane from the street or parking lot is to be studied and included in this scope. Also, the ability to heat and cool the supply air for the 100% outside AHU is to be reviewed and designed for proper temperature control inside the building. The amount of outside air for all AHUs are to be evaluated.
