TYPES OF INSPECTIONS: A.Initial Inspection. The first inspection made of a unit coming into the program. This inspection must be conducted within three (3) business days of a request from THA. A Rent Reasonableness Survey Form must be completed prior to an initial inspection. B. Annual Inspection. THA will provide the Contractor with a scheduled list of units to be inspected approximately 90 days prior to the anniversary date. C. Complaint/Special Inspection. This inspection is generally triggered by a complaint from the owner, tenant or public. D. Emergency Inspections. This inspection is generally triggered by a complaint from the owner, tenant or public. E. Re-inspection. These inspections will be conducted within eight (8) days of a failed inspection unless the fail item is a life threatening emergency, then the re- inspection must be conducted within 24 hours. H. Inspection Standard. Annual inspections will be performed on all properties in accordance with the Department of Housing and Urban Development HQS and / or NSPIRE and THA’s Housing Choice Voucher Program Administrative Plan. I. Reports. The Contractor will be required to complete HUD-52580-A (Inspection Form) for all initials inspections and HUD-52580 (Inspection Checklist) for all annual, special, emergency and related inspections.
