The Contractor shall provide all necessary parts, components, and labor to maintain the equipment in proper working condition and ensure efficient operation. The scope of this solicitation specifically excludes the repair or replacement of glass. Maintenance and repair services for the equipment listed in the 'Equipment List' shall include inspection, cleaning, lubrication, adjustment, and the repair or replacement of worn components, as requested by St. Louis County. For equipment covered under a manufacturer's warranty, services will begin upon expiration of the warranty period. Any services not covered by the warranty shall be performed in accordance with the terms of this IFB. The services requested by this IFB will be exclusively used for maintenance work, as defined by 290.210 RSMo, or small-scale facility renovation and miscellaneous repair services. This IFB does not cover construction, as defined by 290.210 RSMo, or major repair. The term major repair, for the purposes of this IFB, means: the restoration of a facility to such a condition that it may be effectively utilized for its designated purpose. The repair is done by overhaul or replacement of major constituent parts that have deteriorated. Replacing roofs, tuck-pointing buildings, and replacing air conditioning compressors are examples of repairs. If the size, type, or extent of the existing facilities is changed or increased, the work performed shall constitute construction submit to the Prevailing Wage Law
