The contractor shall develop a Historic Structure Report by assessing the condition of the property and recommend a plan for future phases of rehabilitation and maintenance appropriate for the historic character and current and potential uses of the home. All work must be performed in accordance with the Secretary of the Interior’s Standards and Guidelines for Archaeology and Historic Preservation. The following tasks will be completed in accordance with the performance schedule outlined below: • Preliminary walk through • Research and review of archival documentation • An existing condition survey o Including exterior and interior architectural elements, finishes, structural systems, mechanical and electrical systems, etc. • Potential code violations • Measured drawings following the Secretary of the Interior’s Standards and Guidelines for Architectural and Engineering Documentation. • Record photography • Selected materials studies determined necessary (e.g., mortar analysis, finishes analysis, etc.) • Review with DAWC current uses and recommend potential future uses for the structure. o To include all aspects of feasibility including, but not limited to, exhibitions, residency, meetings, lectures, workshops, tours, events, phasing, parking, circulation, occupancy allowances, etc. • Provide maintenance schedule and rationale for most appropriate treatment approach • Provide phased scope of work and estimated costs
