The Land Bank proposes to deconstruct/split six dwelling structures located on Land Bank property at 41 Jefferson Avenue, Nantucket, MA. The units that will be recycled are shown as Buildings 1 ,2, 3, 4, and 6 as shown on EXHIBIT F. Two of the six units shall be relocated and reconstructed on Land Bank property at 159 Hummock Pond Road. Three units shall be relocated and reconstructed at a location to be determined and finalized prior to or during the design/planning process. The remaining middle unit requires demolition due to its shared walls with recycled units. The recycled dwellings are intended to provide much-needed year-round housing. The Proposers should have experience overseeing design/building projects in residential construction consisting of deconstruction, relocation, and reconstruction of residential structures, and knowledge of zoning regulations and building codes. Specific tasks shall include, but not be limited to: • Coordinate Designer Selection, issuance of the RFQ for Design Services, and evaluate designer proposal. • Facilitate and lead project schedule establishment for project team to follow with input from design team and the Land Bank • The management of the design team and owner requirements with the following focus areas: o Coordinate the requirements of the separation and building move off site, including any demolition of remainder structure (Building 5 on EXHIBIT F). o Lead effort to procure building moving contractor services. o Lead effort to procure general contractor services for setting and placing moved buildings on their new sites following the design/program established by the Land Bank. Location of building site for two units determined – 159 Hummock Pond Road (Land Bank property) Proposed location of building site(s) for three units – not yet finalized. The goal is to select one additional site for these three units. o Coordination of Nantucket Historic District Commission and other site permitting requirements o Coordination of site / civil evaluation of proposed sites including: Geotechnical, Septic and Site Testing Services. Coordinate requirements of site utilities and topographic survey services. o Coordinate architecture / structural / mechanical / plumbing design and engineering improvements for two buildings to be relocated to Land Bank property at 159 Hummock Pond Road. o Other items typically required for implementing a project of this scope on Nantucket Island.
