A. GENERAL: The vendor shall conduct a comprehensive survey of all the flat roofs around NBC per Roof Schedule, shown in Attachment No. 1. (Total of three (3) pages) B. INSPECTION TASKS: The vendor shall perform the following inspection tasks. 1. Roof Membrane: Check for cracks, blisters, punctures, and signs of weathering. 2. Flashing: Inspect around chimneys, vents, skylights, and other penetrations to ensure flashing is intact and properly sealed. 3. Seals and Joints: Look for signs of wear and tear in seals and joints. 4. Drainage System: Ensure that gutters and downspouts are clear and functional. 5. Roof Edges and Terminations: Check for proper sealing and securement of edge materials and terminations. 6. Penetrations: Inspect vents, stacks, skylights, and HVAC units for proper installation and sealing. 7. Supporting Structures: Examine the roof deck for cracks or structural defects. 8. Roof Edging/Fascia: Check for damage or deterioration. 9. Expansion Joint Covers: Inspect for proper sealing and condition. 10. Pitch Pans: Check for leaks or damage. 11. Roof Drains: Ensure they are clear and functional. 12. Lightning Protection Systems: Check for damage or deterioration. 13. Evidence of Standing Water or "Ponding": Look for areas where water is accumulating. 3 14. Debris Buildup: Check for excessive debris that could lead to problems. 15. Moss or Other Growth: Inspect for any signs of biological growth. 16. Equipment (HVAC, Solar Panels): Check for damage or issues related to equipment installed on the roof. 17. Foot Traffic Damage: Inspect for any damage caused by foot traffic. 18. Review previous year’s report; Note any repairs called out. C. Upon completion of roof inspections, the vendor must submit a detailed report to NBC for review. The report must contain a roof type, roof age, and all findings. The report must contain pictures of each roof. D. If any damage to the roofing system is found, the vendor shall provide NBC with a proposal detailing the scope of the repair. Pictures of the damage must be attached to the proposal. E. NBC reserves the right to consider alternative proposals from other roofing contractors.
