1. Design-Build Team shall assist the Council with the development and preparation of the Program. 2. Design-Build Team shall perform a preliminary evaluation of the property and evaluate the land survey, environmental analysis, geotechnical evaluation and site inspection. 3. Design-Build Team shall develop schematic design documents for the Council’s approval. 4. Design-Build Team shall develop design development documents, including draft specifications for the Council’s approval. 5. Design-Build Team shall develop construction documents, including final specifications, for the Council’s approval and receive all required permits for the construction. 6. Design-Build Team shall provide a Guaranteed Maximum Price and Schedule for construction. 7. Design-Build Team shall construct the new building as detailed in the Building Program and Design Study and Guaranteed Maximum Price Exhibit. 8. Design-Build Team shall provide Record Drawing information to the Council for the construction of said build.
