The temperature control systems shall comprise of all pneumatic and electric controls as well as digital controls. Included herein, but not limited to: all air piping, pressure reducing stations and accessories, thermostats, valves, dampers, damper operators, thermometers, relays and necessary appurtenances. Shall also include entire control system and all of the mechanical equipment required for the right, proper, and safe operation of the system. Included herein are all compressors, pumps, and fans. ROUTINE MAINTENANCE 1. Air Compressors a. Clean or change suction filter b. Check operation of check valve c. Check belt condition, change as required d. Check belt tension, pulley tightness e. Check oil level, fill f. Check air pressure switch setting g. Drain moisture from tank h. Purge all pneumatic lines, if and when necessary 2. Filter and Pressure Reduction a. Clean traps b. Check automatic trap operation c. Replace air filter element d. Check reducing valve pressure settings e. Operate safety valve f. Check oil filter cartridge, clean 3. Fan System Controls & Heating, Ventilation, and Air Conditioning (HVAC) a. Review cycle and sequence of operation b. Check operation of panel devices c. Clean control panel d. Check controllers for calibration and calibrate, when necessary e. Provide necessary software updates when applicable and required f. Check damper operation g. Check operation and sequence of damper activators h. Check operation and sequence of valves i. Check operation of safety limits and minimum posting devices j. Check operating range of pilots
