2.1 The Contractor will be responsible for performing periodic inspections of and consequent work at the named facilities according to a schedule of tasks set forth in Exhibit A, and otherwise as set forth herein. 2.2 The Contractor shall provide all minor parts and consumables such as fuels, chemicals, supplies and lubricants as required for normal operation and maintenance. Cost of such items shall be allocated to the Preventive Maintenance and Corrective Repairs allowance. 2.3 Maintenance histories shall be kept in logs to be submitted monthly in both written and electronic formats to the Public Works Director and shall be considered property of the Town upon submittal. 2.4 Facilities are equipped with alarm equipment connected to an auto dialer. The Contractor shall program the dialer with a number(s) that they will continuously and reliably monitor on a 7 day per week, 24 hour per day basis, to alert the Contractor to alarm conditions and ensure prompt response within the time deadlines herein. 2.5 Exclusion: "Major Repairs" or "Upgrades" to named facilities, for such services as defined herein, will be performed by the Town based upon available appropriation. The Contractor shall provide to the Town recommendations for undertaking such projects, where costs are estimated to exceed $1,000 based upon their review of the facilities during the performance of this Contract.
