A. Design Services The Town has a portion of the original and addition drawings for Middlebrook School in PDF format only. The Town does not guarantee the accuracy of any of the construction documents. It is expected that the Design Professional will verify all dimensions and conditions and prepare the necessary CAD files based on the survey conducted. A Mechanical, Electrical, Plumbing and Fire Protection Systems Concept Design Narrative was prepared by Consulting Engineering Services, Inc, dated 3/5/21. The narrative is for the entire building. Included in this RFQ/RFP is an excerpt which only includes the Locker Rooms and Gymnasiums. The Town engaged KG&D Architects in 2023 to prepare a 10 Year Needs Assessment for the four Wilton Schools. Since Miller Driscoll Elementary School had recently been renovated, the assessment focused on Cider Mill Elementary School, Middlebrook Middle School and Wilton High School. In the Priority One section under Middlebrook MS, there is a line item HVAC Unit/Ductwork/Controls for Gym. Approximately seven years ago, solar panels were installed on the roof of the school including the old gymnasium roof through a program sponsored by the State of Connecticut. The panels are owned by the Connecticut Greenbank and not the property of the Town or BOE. Therefore, placing roof top equipment on the original gym roof may not be possible. However, the roof of the auxiliary gym has almost no roof top equipment. The roof of the auxiliary gym was replaced last summer. Any work affecting this roof will have to performed through Garland Roofing. There is a courtyard between the original gym building and the 1987 Addition. Placing equipment in this courtyard should be given consideration. The locker rooms have hard gypsum board ceilings. If the ceilings need to be removed in order to facilitate the installation of new ductwork, consideration should be given to installing a new 2’x2’ grid lay-in acoustical ceiling. In addition, new lighting should be called for. As the locker rooms will increase the cost of design and construction, the locker rooms will be included in the bid set as an add alternate. While not a code requirement, the Fire Marshall requested the investigation of adding sprinklers to the gym and locker rooms. The cost to add sprinklers will most likely be more than the funds budgeted for the project. Therefore, the sprinklers will also be included as an add alternate. The design professional’s scope of work will include preparing construction documents suitable to solicit competitive public bids. Documents should include plans, elevations, sections, details, schedules and notes. Along with the drawings will be a complete set of specifications. The Design Professional will also be expected to provide an updated estimate based on the schematic design and at the 100% construction documents stage. Including the Engineering Fee, the Town has budgeted $250,000 for Fiscal Year 2026 for this project. The funds for this project have already been approved. Work is anticipated to begin the summer of 2026. Therefore, construction bid documents must be ready for bid no later than by late December 2025/January 2026. Design should include without limitation: • Indicate all MEP piping, ductwork, insulation, control wiring and power. • Structural analysis of existing steel to determine if any additional support is required for the new unit. Provide details if required. • Indicate all power requirements and control wiring back to the BMS system. • Roof dunnage and curbs as necessary. Provide all necessary roofing details. • Indicate all smoke or fire dampers as required and tie into the fire alarm system. • All interior finish work in the locker rooms. • Lighting in locker rooms. • Sprinkler systems in the gym and locker rooms. • Any and all site work if the new equipment is located in the courtyard. • Include all commissioning requirements.
