1. Provide a detailed design development cost estimate, constructability review, and project schedule at completion of design development phase and documents issued by architects and engineers with a final target of October 2025; 2. Assist owner and project architects on developing project phasing as it relates to scheduling of existing and anticipated project funding and related deadlines; 3. Develop and maintain a value engineering (VE) log and provide input for construction alternatives. Revise project cost estimate to reflect VE initiatives on an as-needed basis; 4. Produce a detailed CSI-format Guaranteed Maximum Price (GMP). The GMP shall include all activities related to and necessary for construction of the work unless specifically and explicitly excluded by the Owner, including but not limited to General Conditions, Fee, Overhead, Contingency, Reimbursable Expenses, Other Expenses and other items as necessary to complete the work; 5. Pre-construction services will include evaluation of alternative design and construction approaches to help the team understand upfront cost and long-term payback; 6. The Construction Manager shall assist in developing the project schedule early in the pre-construction phase, develop consensus with the entire team, and continually maintain and update the schedule through the preconstruction phase.
