The Design Build Services will be performed as a single contract with one entity identified as the Design Builder. Services will include all necessary activities to design and construct a turnkey project, including but not limited to: a. Procurement and design for a full and complete set of design and construction documents for permitting and construction that incorporate the Owner Project Requirements as defined in the programming documents. The design package shall include, but not necessarily limited to, the following: a. Selective Demolition Plans b. Building Architectural Systems, c. Building Mechanical, Electrical, and Plumbing Systems, d. Building Fire Protection Systems, e. Building Fire Alarm Systems, f. Access Control Systems, and g. Local Area Network (LAN) infrastructure. b. Development, coordination, submission, payment, and acquisition of all required building permit applications and fees for the Work. c. Coordination of the Project Work between design disciplines, Owner requirements, and all Federal, State, and Local laws, regulations, and codes. d. Constructability reviews of the design with the Owner and Owner’s representative. Provide alternate solutions to optimize construction cost, schedule, logistics/access, etc
