The contractor shall provide all labor, supervision, materials, supplies, equipment, insurance, vehicles, bonds, permits, and administration necessary to remove the existing cedar shake roof with a new standing seam metal roof. All work shall be in conformance with the Town of Germantown’s Building Code and must conform with the Secretary of the Interior’s Standards for the Rehabilitation of Historic Structures (see https://www.nps.gov/subjects/taxincentives/secretarys-standards-rehabilitation.htm) and the National Park Service’s Technical Preservation Brief #4: Roofing for Historic Buildings (see https://www.nps.gov/orgs/1739/upload/preservation-brief-04-roofing.pdf). The contractor shall: 1. Inspect the exterior of the roof and building interior prior to the commencement of work to identify any additional concerns that must be addressed. 2. Remove all current cedar shingles from the southern and northern-facing roofs down to the skip-sheathing. 3. Inspect the existing skip-sheathing, repair/replace in-kind as needed, and then install a new layer of 1/2 inch osb plywood decking across the roof. 4. Cover the entire roof with a qualified layer of ice and water shield to ensure a robust quarter tight seal. 5. Provide and install new standing seam metal roofing of 24-26 gauge and all associated metal trim pieces and flashing, including, but not limited to roof ridge cap, drip edge, and eave trim, and incorporate adequate venting as well as protection against ice dams. 6. Leave the existing standing seam metal roof over the kitchen in place. 7. No work shall be done to the soffits or fascia at this time. 8. Reuse and properly adjust the existing gutter and downspout system to ensure adequate water control and disbursement away from the structure. 9. Provide tarp as necessary to protect building and grounds. 10. Clean up and haul away all roofing debris. 11. Provide 5-year workmanship warranty. 12. Provide warranty on the roofing materials. 13. Follow all applicable safety codes, regulations, and laws during all phases of the work. 14. Ensure safe passage of persons around work site; conduct operations to prevent injury to adjacent properties, buildings, structures, other facilities, and persons. 15. Promptly repair damages caused to adjacent facilities or properties by contractor at no cost to the Town. 16. Obtain and pay for all Federal, State and/or local permits required by governing authorities. 17. Upon completion of the entire removal and replacement of the 1767 Parsonage roof, return the site to the same condition that existed prior to work being done.
