Replacement of existing roofs and sheet metal accessories with new modified bitumen roof and sheet metal accessories. SCOPE OF WORK (ABBREVIATED): The Work of Project is defined by the Contract Documents and consists of the following (Numbered sequence is not necessarily indicative of workflow): 1. General: a. Contractor is to verify that all roof drains and scuppers are free of debris and free flowing prior to the start of work and at the end of the project. Owner and Consultant are to be notified of any drainage related issues. 2. Ensure deck is swept clean of roof debris. Take precautions to prevent debris from falling into building. Contractor is responsible for removing roof debris from ceiling space and building interior. 3. Remove and dispose of all existing base flashings. 4. Remove and dispose of existing metal counterflashings and expansion joint covers. 5. Remove and dispose of all existing metal coping caps. 6. Replace any wood nailers unsuitable for reuse. 7. Replace existing skylights. 8. Repair/replace steel decking or cementitioius wood fiber decking as necessary to provide a suitable substrate for new roofing. 9. Cementitious Wood Fiber Deck over Pool: Adhere substrate board to cementitious wood fiber deck in low rise insulation adhesive. Adhere vapor barrier to substate board. Install R-30 polyisocyanurate insulation, min. 2 layers, in low rise insulation adhesive. 10. Other cementitious wood fiber deck areas and structural concrete: Adhere two layer of 2” polyisocyanurate insulation in low rise insulation adhesive. 11. Steel Decks: Mechanically fasten 1 layer of 2.0" polyisocyanurate to the steel deck. Adhere second layer of 2.0” polyisocyanurate to first layer in ribbon applied low-rise foam insulation adhesive. 12. All Areas: Adhere coverboard in insulation adhesive. 13. Install 2 ply modified bitumen roof system in cold process adhesive. Heat weld all seams. 14. Install new metal coping caps (with ice and water shield underlayment). 15. Install new metal counterflashings. 16. Install walk pads where requested by owner using walkpad allowance. 17. Thoroughly clean the roof upon completion.
