• Facilitate solicitations for design professionals and early trade partners. • Lead the program confirmation and conceptual design effort, advising on types of systems, construction methods, costs, feasibility, schedule, and sequencing and assist with evaluation of different programming mixes and research infrastructure requirements for the building. • Provide site investigations to determine limitations and opportunities for development. • Collaborate with the OSU and the selected design team to provide conceptual layout of the building and site. • Lead the project team in creating strategies for documentation and permitting needed to develop the site, including demolition of existing structures and early works. • Provide construction consulting, cost estimating, and design management, with appropriate reviews, through the lens of constructability, cost and schedule. • Develop a construction schedule to best meet OSU’s goals for Project Completion in the spring of 2027. • Design Builder should comply with OSU Design and Construction Standards, working with their trade partners, design team, and OSU to suggest any deviations from these standards that would be in the best interest of the Project and OSU.
