Bexar County Facilities Management (BCFM) is seeking bids from contractors for the removal and replacement of the Adult Detention Center (ADC) Annex Roof. The scope consists of selective demolition, disposal of existing roof systems and construction of new roof systems and includes, but not limited to, the following trades: roofing, thermal moisture protection (sealant, weather protection, etc.) sheet metal (gutters, pitch pans, flashing, exhaust vents, scuppers and downspouts), rough carpentry (wood blocking), equipment curbs & caps. Refer to plans and specifications sealed May 7, 2025 prepared by Amtech Solutions. The portion of the ADC Annex to receive a new roof is a single-story facility. Approximately total area of roof replacement is approximately 108,000 Square Feet. Approximately, 71,390 square feet of the existing roof assemblies are over a concrete deck. Roof replacement over the concrete deck areas will require complete removal of three (3) existing roof assemblies down to the original decking. Approximately, 36,610 square feet of the existing roof assemblies are over a metal deck. Roof replacement over the metal deck will require partial demolition of the existing modified bitumen membrane roof system down to the lightweight insulating concrete deck and reinstallation of a mechanically attached base sheet and two (2) ply membrane system. The existing roof slopes are positive and vary between 1/16” and ¼” per foot. Numerous areas between the Tower A and Tower B expansion joint, as well as the Tower A expansion joint to the high roof stucco/cement masonry wall assembly are actively leaking. Specifically, all sheet metal pitch pans are rusted, deteriorated and allowing for outside moisture to penetrate into the existing roof system and interior space. A vast majority of recent roofing cores taken over the concrete decks were measured to be “wet”. Roof insulation is saturated. It is imperative that roof replacement work be done in a manner to not worsen the severity of existing roof leaks. The project scope of work also entails the replacement of four (4) HVAC Roof-Top Units (RTU). Each existing RTU is nominally rated for 5-tons. The existing RTU’s are manufactured by Trane, - Trane model#: YHC-120E. The asbestos survey of the existing roofs was tested negative. Base Bid - Roof Replacement for Areas A, A1 AND A2 -Concrete Deck; 1. Complete removal and disposal of three (3) existing roof assemblies including base flashings and accessories down to the existing concrete deck for areas A, A1, and A2. 2. All deck preparation, coping and edge metal replacement, carpentry, insulation, and associated components as described in the project bid documents. 3. Installation of a mechanically attached base sheet and new torch applied, two-ply, modified bitumen roof system over a lightweight concrete insulation system as described in the project bid documents for areas A, A1 and A2. 4. Provide all labor, equipment, and materials to remove and replace RTU’s 12, 13, 15 and 16. Alternate 1 - Roof Replacement for Areas B (Low) and B (High) – Concrete Deck; 1. Complete removal and disposal of three (3) existing roof assemblies including base flashings and accessories down to the existing concrete deck for areas B(low) and B(high). 2. All deck preparation, coping and edge metal replacement, insulation, and associated components as described in the project bid documents. 3. Installation of a mechanically attached base sheet and new torch applied, two-ply, modified bitumen roof system over a lightweight concrete insulation system as described in the project bid documents for areas B(Low) and B(High). Alternate 2 - Roof Replacement for Areas B1, B2, B3 AND B4 – Metal Deck; 1. Partial demolition of the existing modified bitumen membrane roof system down to the lightweight insulating concrete deck. 2. All deck preparation, coping and edge metal replacement, insulation, and associated components as described in the project bid documents. 3. Installation of a mechanically attached new base sheet and new torch applied, two-ply, modified bitumen roof system over a lightweight concrete insulation system as described in the project bid documents for areas B1, B2, B3 and B4
