A. Bid Item #1: Burnet County Herman Brown Free Library Roof Replacement 1. Upper Roof and Lower Front Entrance Section: The existing roof system consists of a metal decking, 3-inch polyisocyanurate insulation, 1/4-inch gypsum board, and two plies of a modified bitumen installed in hot asphalt. Approximately: 7,500 square feet 2. Lower Roof North Section: The existing consists of wood decking, 3-inch polyisocyanurate, and TPO roof membrane. Approximately: 1,000 square feet. 3. Lower Roof South Section: The existing consists of wood decking, a ¾ built-up roof system, 1/4” inch cover board, and a TPO roof membrane. Approximately: 1,500 square feet. 4. The roofing scope of work for the Upper Roof and Lower Front Entrance Section begins with removing the existing modified roof membrane down to the existing insulation board. 5. The roofing scope of work for the Lower Roof North & South Sections begins with removing the existing roof systems down to the wood decking. 6. At the upper roof drain areas only, remove the roof system completely down the metal decking and install new 2 ’ x 2’ tapered insulation roof drain sumps. The tapered panel system shall be lower than the existing insulation system. Test all drains for water leaks to ensure they are in proper working condition before the project. Notify the owner of any plumbing-related issues. 7. The contractor shall not remove more roofing than can be replaced daily or that can be made watertight by each day’s end. The scope of work encompasses the complete removal of all vertical base flashings and edge metal at the perimeter of the building. Remove all related sheet metal components. Debris is to be disposed of at a designated dumping facility. Perform daily clean-up to collect all wrappings, empty containers, paper, and other debris from the project site. Upon completion, all debris must be disposed of in a legally acceptable manner. 8. At the Upper Roof and Lower Front Entrance Section, mechanically fasten or adhere a new 1.5-inch polyisocyanurate insulation board to the existing 3-inch polyisocyanurate. Stagger and offset all joints.
