• Facility and Site Planning consulting with Voyage Academy Expansion Committee in conjunction with architect and general contractor • Assistance with construction budget development • Oversee the solicitation development and offering process (RFP’s for architectural, general contractor and others as necessary) • Review all construction-related contracts during the project • Assist with obtaining necessary documents from construction-related parties needed for financing • Regulatory compliance – ensure all federal, state, USBE, State Charter School Board and local requirements are satisfied • Serve as Owner’s Construction Manager o Advises and represents Voyage Academy during the construction project from start to finish o Review all inspection and testing reports for compliance o Review and oversee the Plans and Submittal Review process o Ensure all construction insurance requirements are in place and current throughout the construction process o Perform periodic on-site inspections for quality and conformity with plans o Provide periodic (weekly) updates to Voyage Academy o Attend construction meetings o Review for accuracy all Draw Requests and Pay Applications o Change Order managements • Post-occupancy activities o Coordinate close-out requirements are met with all contractors and subcontractors o Ensure completion of punch list items o Ensure unconditional lien waivers are executed and final payments made o Ensure warranties are in place, the school has technical maintenance manuals for key operational systems, and training key school staff has taken place o Obtain a school floor plan for emergency drill and training purposes
