1) Analyze recent land sales, and create appropriate land rates, curves, and schedules for all applicable classes of land. 2) Create and run Land Residuals, ensuring conformation to DOR standards. 3) Create LA-3 Extract using DOR template and run macros to ensure data integrity. 4) Assist City Assessor with coding of sales as needed. Each sale for our analysis period has already been inspected, coded, and reviewed, so a second opinion would be needed at most. 5) Review and enter approximately 1,000 income and expense forms (Form 38D’s) into the CAMA database for analysis of local cap rates, market rents, expenses, and vacancy rates. 6) Create a Cap Rate analysis and report explaining how they were derived. 7) Reconcile the Income Approach with the market-adjusted Cost Approach as required by DOR. 8) Run sales ratio study reports by DOR specifications, groupings and sorts. 9) Create all DOR required reports for Recertification. 10) Analyze sales ratio reports according to DOR specifications.
