Contractor shall provide carpet cleaning services, on an as-needed basis, for all properties owned and/or operated by The Housing Authority of the City of Tulsa (“THA”) Services to be provided by Contractor shall include, but are not limited to, the following: carpet, tile, upholstery cleaning, odor removal, and water damage restoration. Water damage extraction work shall include extraction of any and all fresh, gray, or black water from carpets affected, deep rinse and cleaning, application of antimicrobial treatment to include heavy germicide and mildicide as necessary to aid in the extraction and prevention of mold and mildew spores, odors, allergy causing toxins and bacteria, drying process to include application or a turbo dryer. Pre-treat any and all carpet stains and soiled areas caused by spills, foot traffic, oil, dirt, or other residue, prior to any and all carpet cleaning. Steam clean carpet at designated areas utilizing hot water extraction system, including application of deodorizer. Equipment suction must be capable of extracting at least 95% of the moisture to promote drying time and to aid in the removal of dust, mites, and other allergens. Upon completion of work, Contractor shall remove all debris, discarded materials and supplies, as well as any hazardous materials from the job site. Contractor shall not use on site dumpsters or trash receptacles for disposal of such items. Contractor shall be responsible for any damage caused by contractor or employee, to THA properties. THA neither expresses nor implies that Contractor will be guaranteed a minimum or maximum amount of work during the term of the contract for carpeting services. Any price change in the contract must be agreed upon in writing before work is started. When calculating cost per square foot for carpet cleaning or water damage extraction, regardless of the number of rooms contained in that apartment, building or dwelling, Contractor shall base the measurements on the square foot of each room to be cleaned and/or water damage extraction performed and provide a total cost for all rooms to be cleaned and/or water damage extraction performed for that apartment, building or dwelling per square foot. Staircases shall be calculated per staircase.
