Specifications include, but are not limited to: 2.1 General Conditions/Work Standards (in alpha order). The Agency periodically has need of a Contractor to prepare vacant units for occupancy (though the Agency may also choose to direct the Contractor to address an occupied unit—if such assignment results in additional costs to the Contractor, the Agency anticipates that suitable adjustments will be made to the fees paid utilizing Pricing Items No. 51-53 detailed within the following Table No. 5 herein). The Agency anticipates that it will utilize the contract(s) that ensue from this RFP to potentially supplement the work of the Agency’s in-house staff (i.e., the Agency’s in-house staff may continue to clean some units, but the Agency may, on an as-needed basis, contract out some units to the successful bidder(s)). 2.1.1 Debris Ensuing from the Cleaning Work. The Contractor shall remove from the Agency site and appropriately dispose of all debris generated from the cleaning work detailed herein. The Contractor may place all the debris referenced herein in the Agency dumpsters at each site. 2.1.2 Debris left in a Unit by the former Tenant. At times the previous tenant may leave debris in the unit, including, but not limited to, furniture, trash, and personal items. Typically, the Agency will remove and dispose of these items prior to the Contractor beginning work; however, though such will not be typical, when directed by the Agency, the Contractor shall be responsible for the removal and appropriate disposal of such items prior to providing the cleaning services. The cost for such work shall be negotiated by the Agency with the Contractor pursuant to Pricing Items No. 51-53 detailed within the following Table No. 5 herein, either, as the Agency deems appropriate. 2.1.3 Labor Rates All-inclusive. Unless otherwise provided for herein, the labor fees bid shall be all-inclusive of all other items, services and costs that the Contractor needs to complete the work, including but not limited to: tools; equipment; insurance; licensing; employee costs, including benefits; etc. 2.1.4 Response Time. Once ordered to proceed with work at a specific unit by the Agency, the Contractor shall complete the cleaning services in no more than 14 full workdays (if wall repairs are minor—additional time will be allowed, by negotiation, if the wall repairs are more extensive). 2.1.5 Safety Standards. It is the responsibility of each Contractor to ensure that each worker knows and abides by safety precautions in the use of tools and equipment in providing these services. The Contractor shall, upon request from the Agency, provide the Agency with a copy of its safety policy. 2.1.6 Warranty/Guarantee. All work provided by any Contractor pursuant to any contract that ensues from this RFP shall be warranted or guaranteed by that Contractor for a period of time of not less than 180 days.
