he City of Wauwatosa is requesting proposals from qualified construction managers for Construction Management at Risk (SMaR) services associated with a proposed city library and city hall renovation and expansion project. This Request for Proposal is comprised of two distinct phases of work: 1. Phase I – services related to project budgeting of multiple design scenarios, collaborating with the selected architect on constructability approach, schedule development and overall phasing of construction activities. Confirmation of project budget, schedule and phasing of a preferred design concept. The deliverables generated during this phase of service will assist the city in determining the ultimate direction of the project. 2. Phase II (if authorized) – Services related to traditional CMaR effort and tasks for preconstruction services through project construction and close out. Currently, the City of Wauwatosa is seeking to engage a qualified CMaR to complement an architectural team to provide estimating and constructability expertise in a collaborative format.
