THE EXISTING ROOF SHALL BE REMOVED AND ALL NEW ROOFING MATERIAL WILL BE INSTALLED PROPERLY. (There will not be any Change Orders for Multiple Layer Shingles or Multiple Layer Underlayment. It is the Responsibility of the Contractor to Inspect and Submit Bids Accordingly.) The Contractor shall remove all composite roofing surface material on the house, to include porches, overhangs, unless specified to the contrary. Strip all existing layers of composition roof shingles and remove all felt to expose decking. The Contractor shall remove all roofing nails and not re-nail all existing roofing nails, staples and fasteners etc. Wood decking surface shall be free of all old roofing materials (shingles). Note: It is up to the contractor to properly inspect the project and bid accordingly. Change Orders will not be accepted for shingle layers or felt/underlayment layers. The Contractor shall also remove and replace any defective, rotted and/or deteriorated sheathing with the same or similar kind to match the existing sheathing. The Contractor shall account for up to 5 sheets to be replaced. All new and/or loose sheathing shall be secured using NO# 8 ring shank nails. If more than the accounted sheathing and/or rafters require repairs for adequate strength for a true level surface the contractor shall call the Community Development Rehabilitation Inspector in charge of the project for inspection and approval of the additional work. Strip Existing Roofing Material and Replace with all New Roofing Material: Remove all the Existing Shingles, all the Existing Paper Felt, nails, staples or fasteners that are not secure. The contractor shall not re-nail any of the existing nails, staples and fasteners etc. Before any new material is installed, properly sweep roof thoroughly to remove all debris. New Materials shall include covering all wood decking with new 15 pound felt using round cap nails. All existing metal vents, turbines, flashing, roof jacks and drip edge shall be removed and replaced with new ones. If roof does not have any existing turbines, include the cost for the installation of two turbines in your total roof replacement bid (unless otherwise stated). Roofing shingles to be installed shall be Architectural (5-tab) shingles with a minimum 30yr manufactures warrantee (21 SQ. total). Shingles shall be nailed only, do not use staples for installation. The Contractor shall apply flashing to roof areas as needed to properly divert water away from the roof. NOTE: Properly clean and remove all roofing debris, tar spillage, sweep with magnet as required for nails from surrounding area around house and yard. Roofing contractor shall be responsible to any damage to house siding, windows, yard and plants during on-going roofing work.
