2.1 Preventive Maintenance Services The selected contractor shall operate, maintain, repair, monitor and adjust the day-to-day operations for HVAC systems in each of the 22 county buildings, including but not limited to: Quarterly inspections and servicing Cleaning of coils, filters, and drain pans Lubrication of motors and moving parts Testing and calibration of thermostats and controls Inspection and testing of belts, refrigerant levels, and electrical components Detailed service reports after each visit Provide the proposed hours of Preventative Maintenance (PM) per year Contractor will be responsible for all costs (management, labor, materials, travel, etc.) associated with preventative maintenance to include facility management, maintenance certifications, inspections, and tests at the fixed monthly cost provided in the proposal 2.2 Repair and Emergency Services On-call availability for emergency repairs (24/7 response preferred) Troubleshooting and diagnostic services Repair or replacement of faulty HVAC components Coordination with County Facilities staff for approvals on major repairs 2.3 Equipment Covered The contract will cover all HVAC-related systems including, but not limited to: Packaged rooftop units Split systems Chillers and boilers Air handlers Ductless mini splits Exhaust and ventilation fans A complete equipment inventory including building addresses and equipment details will be included in Appendix A. This list will be expanding in the future to include four additional buildings/additions.
